The brief
A New Town basement flat, bought needing modernisation, and a client open to doing it properly rather than quickly. What started as a refurbishment scope grew, with our involvement, into a complete transformation of the lower floor.
The work
Working beneath a listed New Town townhouse meant every structural decision, from the cellar tanking to the patio extension and the new garden office, needed Heritage Scotland's sign-off. We planned the sequence so approvals never stalled the trades on site, re-floored and re-plumbed throughout, added a new en-suite, and turned three unused cellars into a laundry room and a dining space clients now use every week.
